SAN DIMAS REAL ESTATE MARKET WATCH - JUNE 11-17, 2011

Okay, so it's that time of the week again!  Market Watch is something I do for the cities of San Dimas and La Verne so you can get a feeling for what's happening in the area with regards to real estate.  It also gives me a good feel for home pricing and other factors that enable me to do my job better for YOU.
So, without further ado... MARKET WATCH!  
SAN DIMAS seems to really be moving a lot more than La Verne at this point.  La Verne only had seven new listings compared to San Dimas with 13.  I think this is due to the fact that certain parts of La Verne are more expensive than San Dimas.
Four homes fell out of escrow and went back on the market, but on the bright side, 12, yes 12! went into escrow and have been marked pending and six also went into escrow and were marked with backup only.
But once again, WOW, 16 price changes... with the quantity of homes being so low in SAN DIMAS, it seems like a huge amount where the prices have had to be lowered.  To be fair, many banks have, in the past, placed too high a value on homes that were to be sold as a short sale or bank owned property.  Recently, most of them have "gotten it" and been more in tune with the market.  So really, it's the Realtors who are taking listing by telling people what they want to hear instead of the absolute truth as far as pricing is concerned.  That or they simply don't know how to price properly.  Once again, this is why it matters to use an agent that has a good track record with pricing from the get-go.  I saw something on the news about how we used to go by "Location, Location, Location".  Now it seems to be "Price, Price, Price".
And yet, it's still an amazing time to buy a home or investment property!  The interest rates, while slowly inching up are still fantastic, and the home prices are peeled back to approximately the year 2002 pricing.

LA VERNE REAL ESTATE MARKET WATCH - JUNE 11-17, 2011

Okay, so here's this week's MARKET WATCH for the City of La Verne.
It's more of the same, new listings are holding their own, seven went into escrow and have been marked "Backup Offers Only", and six have made it into escrow firmly as pending. Six actually made it to the SOLD file.
